We Heard You – New CMRAO Licence Cards are on the Way!

We have received numerous comments about the cards that you are required to carry as a licensed condo manager, as outlined in section 28(1) of the General Regulation. The CMRAO has taken your feedback into consideration and is pleased to provide you with a laminated licence card that will be mailed to you within the next few weeks.

Please note that only one card will be issued to each licensee, so please take this opportunity to update your address for service . As a requirement of your condominium management licence, your address for service must be keptup-to-date (we advise you to use the most appropriate mailing address for this purpose). Please login to your CMRAO profile and make any necessary changes by Friday, October 5 , to ensure that your new licence is delivered correctly.


Condo Returns – Approximately 2,000 Corporations Still Have Not Filed

If any condo corporation you manage has not yet filed its Condo Returns with the Condominium Authority of Ontario (CAO) and paid the annual assessments as required under the Condominium Act, 1998 , please inform your Board and help them to comply with this requirement. 

  • For all condominium corporations created before January 1, 2018, the deadline for filing Condo Returns with the CAO was March 31, 2018.
  • For all condominium corporations created on or after January 1, 2018, the deadline for filing a Condo Return with the CAO is 90 days from the registration of the condominium corporation’s declaration and description with the land registry office.

Outstanding Condo Returns must be filed immediately to avoid possible late filing consequences, which include:

  • late filing fees for the corporation
  • a compliance order issued against the corporation under section 134.1 of the Condominium Act, 1998

Corporations that have filed their Condo Returns, must also pay their CAO assessment invoices. If your corporation has not paid their assessment, please advise your Board to do so and help them through this process.
